WESTERN CATTLE RANCH

DESCRIPTION:
WESTERN CATTLE RANCH

This excellent grass ranch contains close to 28,000 Acres(deeded and leased). It is pretty much one contiguous unit which is divided into three major pastures and some smaller holding pastures used for calving and lambing. The major pastures are approximately 9000 Acres each-two pastures are use for summer grazing and the third is save for winter feed. 1900 acres of high yielding crop land provide a diversification to compliment the livestock operation.  A bonus is plenty of prairie scenery in an area loaded with deer, antelope, grouse, and other upland birds. A complete set of very good improvements are the final element that makes this ranch a great place to live and work! The main home is a 1983 home with 3 bedrooms, 2 full baths, modern kitchen, a full daylight basement, and central forced air heat. A large deck allows the whole family to enjoy plenty of ranch scenery before and after work. The second home is not currently used. Very, very good perimeter fences help keep cattle at home. Equally good pasture fences assist in range management and higher conception rates. The ranch is exceptionally well watered which also enhances range management and adds considerably to weaning weights. A large set of working corrals and a feed lot are designed for efficiency and volume (Owner claims two people and a dog can work just fine in these corrals). Your savings are well invested here.

LOCATION:
This is a prime cattle ranch in good, Hard grass area just 160 miles from Billings, MT or 110 miles from Miles City, MT. Definitely in the wide open spaces. It is still close enough to make a round trip to Billings or Miles City and back in an easy day. For recreation, it is just 60 miles south of Fort Peck Lake and even closer to the heart of the popular Charles M. Russell Game Range (where the record books show there are large numbers of Boone & Crocket elk, mule deer, and white-tail deer).Jordan, MT is 26 miles northwest of the ranch. It is the County seat of Garfield County and it offers farm and ranch supplies, groceries, banking, restaurants, and some health care.
